The Process of Designing and Developing Your Custom Home
Designing a custom home is a lengthy process involving many steps and the collaboration of many individuals, and can easily take one to three years. It’s helpful to understand the process and work with a designer who has experience in luxury custom home design and construction. Your designer or architect should have designed a minimum of 10 custom homes and be able to supply references.
The project site is one of the starting points of conceptualizing the vision for your custom home plan. Often times, the site has been already selected. If not, Tom Lamb can assist with the site selection process, and will help you consider important factors, such as:
- Orientation and views
- Appropriate fit into the neighborhood
- Location and convenience
Determine an overall style that appeals to you. Do you prefer Mediterranean, Traditional, Contemporary or a mix of styles? Search through Tom Lamb’s portfolio or the portfolios of other designers to get a feel for your taste and style.
Custom Home Floor Plans and Elevations
You will work closely with Tom Lamb to develop the preliminary design of your home. From site inspections and surveys, Tom Lamb makes assessments of the property looking for opportunities, as well as possible issues or concerns that could affect your design.
Tom Lamb considers project size, the use of indoor and outdoor spaces, views, and sunlight to determine the best orientation and placement of your home on the site.
Tom Lamb will develop your floor plans, elevations and drawings as you collaborate in creating the look and feel of your home and interior spaces. With each plan review, new ideas and concepts surface and discussions about details begin to take place as your home comes alive.
This can be a four- to twelve-month process, depending on the size of your home, to finalize floor plans and elevations, materials and finishes.
Custom Home Development Process
We use AutoCAD to generate detailed construction plans, renderings and documents for your project. We then prepare these documents, along with an interior and exterior materials list, to obtain a building permit from the local building Department. These documents are also necessary in the builder bidding process.
Custom Home Builder Bidding Process
Approximately 3 builders will be selected to competitively bid on your project. For a more efficient, productive bidding process, Tom Lamb will liaise with the custom home builders to:
- Convey the overall vision of the plan
- Help negotiate a proposal
- Interpret documents
- Answer contractor questions
- Review and assess bids
- Perform plan revisions
- Assist in preparing contracts
After a builder has been selected, and during the construction, Tom Lamb acting as your advocate, will facilitate progress and verify that the contractor is accurately executing the build of the project according to the specifications of the approved design.
Many decisions will be made on both the exterior and interior of the home regarding finishes, materials, colors, styles, etc. If desired, Tom Lamb can also provide expertise on interior design decisions.
One of the final phases of the project is to walk through the house with you and the builder to perform a final inspection that is intended to address any outstanding issues.
